Here's why: EPCs have limitations: They are primarily for compliance and assess basic energy costs. They are not designed for detailed design or retrofit planning. EPC recommendations can be misleading: They often prioritize "fabric first" without considering the building's overall condition, use or potential issues. Potential for harm - EPC recommendations can lead to unintended consequences such as: Damage to historic and traditionally constructed buildings: Measures may negatively impact the building's character or violate listed building/conservation regulations. Moisture problems: Insulation in poorly ventilated spaces can trap moisture, leading to rot and mould. Ventilation issues: EPCs do not recommend ventilation, which is crucial when improving air-tightness. Missing key factors - EPCs do not account for: Building condition: Moisture, structural issues and maintenance needs are ignored. Whole-house approach: They lack a holistic assessment of how systems interact. Material choices: Embodied carbon and sustainability are not considered.
