Service Description
BCR conduct surveys on properties of both modern or traditional construction. For home purchasers, buying a house is a major investment requiring an informed decision on how and whether to proceed. For homeowners, understanding the current condition of your home and required maintenance and repair schedules is crucial. Here is a guide to your options. Level 1 (Condition) Designed for clients seeking a professional and objective report on the condition of the property at an economic price. As a result, it is less comprehensive with a less extensive visual inspection than survey Levels 2 & 3. The report is succinct and itemizes the defects identified. Where the surveyor is unable to reach a conclusion with reasonable confidence, a recommendation for further investigation should be made. A survey level one report does not include advice on repairs or ongoing maintenance and is better suited to conventionally built, modern dwellings in satisfactory condition. It will not suit older or complex properties, or those in a neglected condition. Level 2 (Home Buyer) For clients seeking a professional opinion at an economic price. The focus is on assessing the general condition of the main elements of a property and includes a more extensive visual inspection of the building, its services and grounds. Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so. The report describes the condition of the different elements & an assessment of the relative importance of the defects/problems identified. Although concise, the report includes advice about repairs and ongoing maintenance with recommendations for further investigations where further clarification is needed. This level of service is unlikely to suit complex buildings that have been extensively extended/altered, properties in neglected condition or unique/historic properties – although it may be appropriate for some older buildings. Level 3 (Building) For clients seeking a professional opinion based on a more detailed inspection & assessment of the building, its services and the grounds. Services are not tested but are observed in normal operation, by permission and where safe to do so. The report describes construction and materials & condition with an assessment of the importance of defects found, their most probable cause(s), any identifiable risks of potential or hidden defects, scope of any remedial work and the priority & likely timescales for implementation.
